Wise seller have priced their homes to sell and, if you are a buyer, now is the time to find that new home and put in an offer that your seller cannot refuse. Think about it? It appears that the La Jolla Market is improving…
Confidence is building.
The recovery will be slow and steady. It is a question of time and patience. Buyers are now beginning to return to the market and sellers are becoming wiser. Seller realize that if they really want or need to sell that their asking price has to be realistic. In large part, that is where an agent steps in.
It is the wise, knowledgeable and experienced agent who knows her/his comparative prices who can advise a seller as to the best pricing for that home. Then that agent needs to know how to publicize the property and network with other agents to make the home a home that is shown regularly to prospective buyers.
Experience is the key. Always choose the experienced agent. Joan has over 30 years experience. Think that’s enough?

As of May 2009 The Muirlands …
….. has had 6 closings so far in 2009. The least expensive was $1,015,000 for a 3 bedroom, 2 bath home and the most expensive so far this year was a $2,500,000 for a 4 bedroom, 3 bath home.
La Jolla real estate statistics update

La Jolla sales are improving.
As the sales of homes in La Jolla increase, so do the active listings. As of May, 2009 there were 285 active listings. The least expensive detached home is $650,000 and the most expensive is $33,000,000.
There are 31 "pending" sales. And from November, 2008 to May, 2009, 79 La Jolla homes have closed escrow.
The least expensive home was $535,000 and the most expensive was $11,900,000.
There is a wide discrepancy in prices. La Jolla is not just large homes overlooking the ocean. While there are many of those, there are, also, modest homes that permit young families to begin their lives in La Jolla while looking forward to "moving up" as the years go by.
